Greece ranks among Europe’s five most expensive short-term rental destinations for summer 2025, according to new data from analytics firm AirDNA. The country’s average nightly rate stands at 220 euros, just below Spain at 223 euros.
Monaco tops the pricing chart with an average of 404 euros per night, followed by Ireland at 255 euros and the United Kingdom at 246 euros.
At the other end of the spectrum, the most affordable European countries for short-term rentals include Ukraine (47 euros), Kosovo (49 euros), and North Macedonia (52 euros).
Despite high prices, demand for short-term rentals in Greece remains strong, according to AirDNA.
Based on bookings made in May for stays in May and beyond, Greece recorded a 9 percent year-on-year increase in demand, placing it eighth among European markets.
Similar growth was seen in the Netherlands, while Denmark led with a 34 percent increase, followed by the Czech Republic (+16%) and Norway (+12%).
AirDNA data also shows that Greece, like most European countries, experienced a rise in rental supply in May – up more than 5 percent.
However, because demand rose at the same rate, the country saw a slight decline in occupancy.
Only France and Finland registered higher occupancy rates during the same period.
Overall, according to AirDNA, European short-term rental demand is trending upward as the summer season peaks.
Compared to 2024, demand rose 13 percent, supply increased 9 percent, and occupancy improved by 3 percent year-on-year.
The data also highlights a shift in traveler behavior. The average “booking window” – the time between reservation and travel – has shortened by roughly two days compared to 2023.
Moreover, last-minute travel is on the rise: in May 2025, a larger share of bookings were made within 30 days of travel, while long-term planning (91+ days) slightly declined.
Greece also ranks among the top five European countries most dependent on American travelers over the past five years, alongside Iceland, Ireland, Portugal and Italy. However, it does not make the list of Americans’ top destinations, which remains led by Italy, France, Spain, the UK, and Portugal.
It’s worth noting that American travelers account for 11 percent of Airbnb reviews in Europe — a share exceeded only by the French (30 percent) and the British (18 percent).
