Short-term rental properties in Greece recorded higher nightly rates but slightly lower occupancy during the peak tourism season, according to new data from analytics platform AirDNA.
Between June and August, listings on Airbnb-like platforms in Greece ranked sixth in Europe for average nightly price at 201 euros, despite a 2.5 percent year-on-year drop in August.
Monaco topped the list at 337 euros, followed by Iceland at 249 euros and the United Kingdom at 225 euros. Switzerland came fourth at 209 euros, Spain fifth at 207 euros, with Greece narrowly behind.

Occupancy for Greece during the same period stood at 70 percent, while revenue per available room (RevPAR) reached 142 euros for hosts.
Analysts attribute the slight occupancy decline to increased supply: listings rose by 4.9 percent in August while demand grew 5.2 percent, leaving only a marginal dip of 0.5 percent year-on-year.

Athens remained one of Europe’s more affordable major cities for short-term rentals.
With an average daily rate of 110 euros this summer, the Greek capital trailed far behind destinations such as Amsterdam, London, Barcelona and Venice where average rates exceeded 200 euros.
Occupancy in Athens reached approximately 65 percent, with revenue per available room at 72 euros.

Across Europe, short-term rentals posted nearly flat occupancy in August, rising just 0.3 percent year-on-year even as supply and demand expanded.
Budget listings continued to lead with 72 percent occupancy, but luxury and upscale properties recorded the strongest growth at around 3 percent, signaling a shift toward higher-end stays. Meanwhile, some southern markets such as Portugal and Austria saw slight declines as new supply outpaced demand.
Despite these pressures, AirDNA data shows that Greece remains one of Europe’s most dynamic markets, maintaining strong demand alongside an expanding inventory — a combination that underscores its continuing appeal to hosts and travelers alike.
